Sarah (letting agent): Good morning, Brightside Lettings, this is Sarah speaking. How can I help you?

James: Hi, yes — I saw the two-bedroom flat you've got advertised on the website. I'd like to register my interest, if that's alright.

Sarah: Of course. Can I take a few details? Your full name first, please.

James: It's James Holloway. That's H-O-L-L-O-W-A-Y.

Sarah: Lovely, thank you. And a contact number?

James: My mobile is 07896 — sorry, let me start again — 07869 441 208.

Sarah: 07869 441 208. Got it. And which property was it — the one on Maple Road?

James: No, actually, the one on Chestnut Avenue. Number 47.

Sarah: Right, Chestnut Avenue. Now, the advertised rent there is eight hundred and fifty pounds a month — although with the service charge it comes to nine hundred and twenty. Is that within your budget?

James: Yes, that's fine. What about the deposit?

Sarah: The deposit is equivalent to six weeks' rent, which works out at around one thousand one hundred pounds. Now, when were you hoping to move in?

James: Ideally the first week of September.

Sarah: We could do the second of September — that's a Monday. The previous tenant leaves on the thirty-first of August, and we'd need a day to clean.

James: The second is fine.

Sarah: One more thing — the landlord has asked that any pets be declared up front. Do you have any?

James: Just a cat. A small one.

Sarah: That should be fine, there's usually an extra fifty pounds on the deposit for pets. And finally, your current occupation?

James: I'm a software engineer. I work from home mostly.

Sarah: Perfect. I'll email the application form to... do you have your email?

James: Yes, it's j.holloway@quickmail.co.uk.

Sarah: Thank you. I'll send that over within the hour. Viewings are running on Saturday morning — would ten thirty suit you?

James: Could we do eleven instead? I've got a dentist appointment at nine thirty.
